As per our rules, an owner, tenant, invitees, or other occupiers can not keep more than two pets within the unit, without approval of the board.
Pets may be a dog or feline cat, or any commonly available animal, including but not limited to fish, birds, spiders, or snakes. This does not include livestock, and
Animals of any one type (example; fish) shall be considered to be one animal if they are kept in a common enclosure.
Remember, you are responsible for your animals at all times, and the unit owner will be responsible for all damage that an animal causes to the common property. This includes the balconies, exterior or landscaping.
The board can force you to remove your pet from the property permanently, if;
you fail to clean up after your pet,
your pet unduly interferes with the use or enjoyment of others, or
in the sole discretion of the board, your pet is dangerous.

Each unit has;
a single car garage, and
parking on the driveway for at least one vehicle.
Please do not park or drive on the landscaping.
Please do not park in such a way that you block access to your neighbors garage or driveway.
Please note that some driveways are wide enough to park an additional vehicle in the middle, between the two units. Please work this out with your neighbor, if the board has to get involved, we may restrict parking to directly in front of your unit.
Additionally, parking is available in the neighborhood;
limited on-street parking is available in front of the complex,
2 hour angle parking is available on Tommy Banks Way, and
further on-street parking is available in the neighborhood.
Please do not park in the guest parking for Waters Edge Condominium Corporation, or the guest parking of Ritchie Mill.

on a Sunday, between 9 am and 6 pm, and

As per our rules:

...make or cause to be made any structural, mechanical or electrical alterations or additions to a Unit, or do any act of alteration to the walls, floors, ceilings, doors, windows, plumbing, mechanical, or electrical systems in the Unit without first having the design specifications of such alteration or addition approved in writing by the Board...
In summary, you cannot;
modify the exterior or structure of the building,
modify the walls, floors, ceilings, doors or plumbing, or
modify any plumbing, mechanical or electrical system within your unit (except maintenance),
Without first obtaining the written consent of the Corporation.
Generally, to obtain the boards consent, we will be looking to see that the work will be done safely, in accordance with building codes, and will not cause damage to the buildings.
It is recommended that you prepare a short report for the board outlining;
what you intend to do,
who is going to do it, and their qualifications, and
any permits you have obtained for the work.
It may be useful to prepare drawings of the work proposed.
We realize that this is inconvenient, and takes some time, but it is for the safety of all residents, and preserve the value of our properties.

You cannot attach anything to the exterior of a unit, or alter the exterior of a unit, without board permission.
To preserve the exterior structure of the building, the board is unlikely to approve any attachment that results in a hole (nails, screws, etc.) into the siding, trim, or any other part of the building.
If repairs to the exterior are necessary due to damage to the building based, the owner will be responsible for the cost of the repairs.
Garbage is picked up from the curb by the City of Edmonton on Thursdays.
Garbage cans must be stored inside your unit (garage). They cannot be placed outside on the curb earlier than 4 pm of the day prior to collection day, and must be removed no later than noon on the day following collection day.

Living in any condominium corporation it is vital that all owners, tenants and invitees need to respect both each other, and the common property. Our rules are an agreement that we have made, with each other, as to the standard of conduct that we agree to for the enjoyment of all.
We expect all owners, tenants and invitees to comply with the bylaws and rules & regulations of the corporation.
The board has various tools to enforce compliance, which include:
fines,
correcting the issue ourselves and charging all costs back to the unit owner, or
legal action to enforce compliance, or to evict an Owner or Tenant.
