The AGM is typically held around March of each year, and is normally held in at the Strathcona Community League, 10139 87 Avenue, Edmonton, Alberta (across the street from the Townhomes). The room we use is upstairs (go up the ramp, and then inside the building).
All owners are invited to the AGM.
Mailout packages to the owners are sent out prior to the meeting.

The proxy form will be sent to you with the AGM package.
Tenants are not invited to and cannot attend the Annual General Meeting of the Owners.
An owner can:
call a special meeting of the owners;
25% of the owners must agree to this special owners meeting in order for it to be held, or
At any owners meeting, an owner can;
Propose ordinary resolutions to give guidance to the board,
An ordinary resolution is passed by 50%+1 of the owners in attendance at a properly convened owners meeting, and
An ordinary resolution must comply with the Condominium Property Act, the Condominium Property Act Regulations, our bylaws, and our rules and regulations,
Propose a special resolution to change the bylaws, rules & regulations;
A special resolution must be passed by 75% of the unit owners representing 75% of the units, or
Make a resolution removing a board member;
Such a resolution must be passed by 50%+1 of the owners in attendance;
At the annual general meeting, an owners can also;
Run for the board.
Regardless, every owner, tenant, and guest is responsible for following the bylaws, rules & regulations, even if they disagree.

Under the Condominium Property Act, there are a number of documents that we are required to mail to owners.
This includes, but is not limited to:
Notices of meetings,
Minutes of meetings of Owners,
Insurances certificates,
Annual Budget,
Audited Financial Statements,
Reserve Fund Study, and
Notices of Changes in Condominium Fees.
In an effort to save paper, reduce our costs, and save the time of the volunteer board, we prefer to email these documents to you.
We need your authorization to do so, without which we will continue to mail you documents as required
